Energy Performance Certificates
The Energy Performance of Buildings Directive (EU Directive & UK Law) is now firmly embedded into the property transaction process, triggering the legal need to produce EPC’s for those buildings being offered for sale or rental. This applies to both residential dwellings and commercial non dwellings.
From April 2018 the EPC will form the basis on which continuing to offer all buildings for rental becomes subject to the minimum energy efficiency standard provision under the Energy Act 2011. To put it plainly, any building with an EPC rating of less than an ‘E’ band will be banned from being rented.

A DEC certificate and advisory report are required for buildings with a total useful floor area (TUFA) over 500m2 that are occupied in whole or part by public authorities and frequently visited by the general public. You will need to display a DEC sowing an operational rating in a prominent place clearly visible to the public. You will also need to have in your possession or control a valid advisory report.

Air Conditioning Inspection Certificates
All air conditioning systems with an effective rated output of more than 12kw must be regularly inspected by qualified ACI Energy Assessors. The inspections should be no more than 5 years apart. Since 4th January 2011 all qualifying systems were required to have had their initial inspection completed and duly lodged.
Note: One or more air conditioning systems of less than 12kw are considered as ‘one’ system and their effective output combined.

Our primary aim is to assess health and safety requirements of buildings
The Regulatory Reform (Fire Safety) Order 2005 in England and Wales and Fire (Scotland) Act 2005 came into force in October 2006. This places responsibility for enforcing general fire precautions on the local Fire Authorities. The Order introduces a risk- based approach to fire safety and requires the Responsible Person to carry out a risk assessment to demonstrate that the fire safety precautions are adequate. Where the responsible person does not have sufficient training or knowledge they must appoint competent person to assist in undertaking the assessment.

Asbestos Management and Refurbishment/Demolition Surveys
The Control of Asbestos Regulations 2012 (CAR) require employers to prevent the exposure of their employees to asbestos. Where this is not practical they must reduce the exposure to the lowest possible level. In addition CAR includes a regulation that places a duty on those that have repair and maintenance responsibilities for premises due to a contract or tenancy, to manage the risk from asbestos in those premises. Where there is no contract or tenancy the person in control will be the duty holder.

We provide Asbestos Management and Refurbishment surveys on commercial properties. All surveys are carried out in accordance with HSE HSG264 and HSG227 which are the approved and recognised format for asbestos surveys in the UK.
Our Management surveys include a room by room non destructive inspection of the building materials, sampling and analysis of suspected ACM’s, production of register and management plan (draught copy), assessment of the risk of ACM and derived scores for material risk and proposals for management action. We can also provide update surveys or complete periodic re-inspection surveys where required.
The Health and Safety at Work Act 1974 (HSW Act) requires an employer to conduct their work in such a way that their employees will not be exposed to health and safety risks, and to provide information to other people about their workplace which might affect their health and safety. Section 3 of the HSW Act places general duties on employers and the self-employed in respect of people other than their employees. Section 4 contains general duties for anyone who has control over a workplace.

We can action a review of your present Health and Safety policy, procedures and documentation along with a full property survey that will assess the risk to employees, visitors and contractors. A workable document is produced with risk based control plan, observations, guidance notes and recommendations. Guidance and recommendations take into account the many Health and Safety Statutory Legislations, Codes of Practice and Industry Standards.
Our professional Legionella Risk Assessments are fully compliant with the latest British Standards dealing with Legionella risk assessments HSE Approved code of practice L8.

The Approved Code of Practice states that the person on whom the statutory duty falls is required to have access to competent help in assessing the risks. This may involve the engagement of an external water hygiene specialist such as g2a to prepare full and adequate risk assessment.
The Risk Assessment involves our assessor completing a comprehensive assessment of the buildings water system and assessing the risk for its potential to be colonised by Legionella bacteria. We work with minimal disturbance to your business operation, there is no disruption to the water supply.
Following the on-site assessment, we will compile a comprehensive report detailing the level of potential Legionella risk to your employees and public and suggest the most appropriate remedial actions. If the Legionella risk is considered to be high an ongoing water hygiene management program may be necessary.
The Equality Act of 2010 enforces the requirements of the previous Disability Discrimination Act (DDA). A report is the easiest and most comprehensive way of making sure the needs of your disabled employees and visitors are meet. The audit will provide you with a simplified report showing you the journey a disabled person has to take through your property. This takes into account many areas including access, egress, parking, corridors, doors, toilets, lifts, stairs and many more.

Mark Wilding
Head of Risk Management
Mark has been with G2A since 2008 and is Head of Risk management for our Health & Safety Division. Having worked in senior management for one of Britain’s largest furniture manufacturers Mark has over 25 years experience of Health & Safety in the work place, specifically dealing with the identification, reporting and remedying of a vast array of risk items to ensure full statutory compliance and beyond.
Mark is able to coordinate and manage all aspect s of Health and Safety law, Workplace risk, fire safety management, asbestos management, water hygiene, DDA compliance, report consolidation and preparation, environmental, surveying and building services.
Away from the office Mark enjoys the outdoors particularly motorcycling, tennis and golf.
Ingrid Edwards
Energy Consultant
Having successfully run her own energy consultancy business for a number of years, Ingrid joined G2A to coordinate its commercial energy performance division, bringing with her an extensive knowledge base. Hailing from a background in advising commercial clients on IT and management systems, Ingrid has always been driven by assisting clients in saving money and resources and identified early the opportunity to utilise the energy performance regulations to transplant her expertise into the roll of an energy consultant to deliver results and savings for her clients.
Ingrid is a fully qualified, experienced commercial and domestic energy consultant/assessor spending most of her time surveying buildings of all levels and dealing direct with a wide array of clients on a daily basis.
In her spare time, Ingrid likes spending time with her two children which in reality means she’s a human taxi. She also enjoys watching and supporting rugby.
